Electric water heaters are standard in Denver condos, townhomes, converted lofts in LoDo and RiNo, and any home without a gas line at the heater. They are mechanically simpler than gas units, with no burner, flue or pilot to worry about — which means when hot water disappears, the cause is nearly always electrical.
The architecture is the same on almost every residential unit: a 240-volt supply, an upper thermostat with an integrated ECO high-limit switch, an upper element, a lower thermostat, and a lower element. Power flows through the upper circuit first, and the two elements do not run simultaneously on a standard non-simultaneous unit.
Reading the symptom
- No hot water at allTripped breaker, tripped ECO reset, failed upper element, or a failed upper thermostat. The upper circuit controls everything, so a fault there kills the whole unit.
- Hot water runs out in half the usual timeFailed lower element. The upper element still heats the top third of the tank — you get a short burst, then cold.
- Water is lukewarm, never hotFailed upper element with the lower still working, a thermostat out of calibration, or a crossed connection.
- The red reset button keeps trippingA shorted element, a stuck thermostat holding the contacts closed, or a thermostat not seated flat against the tank wall. Do not keep resetting — find the cause.
- Breaker trips when the heater runsA grounded element, wet insulation, or undersized wiring. This is an electrical fault, not an inconvenience.
- Popping or sizzling from insideSediment covering the lower element and boiling against it. Flush the tank; badly caked elements often need replacing too.
How we test an electric water heater
Verify supply
Confirm 240V at the junction box with the breaker on — a lost leg gives 120V and a heater that barely warms.
Check the ECO
If the high-limit has tripped, we reset it once and then determine why it tripped rather than declaring it fixed.
Test both elements
Continuity across the terminals and resistance to ground. An open element reads infinite; a grounded one trips the breaker.
Test the thermostats
Setpoint versus actual tank temperature, contact closure on call, and physical seating against the tank wall.
Inspect for scale and leaks
Element scale, gasket seepage and corrosion at the element flange.
Verify recovery
We stay long enough to confirm the tank is actually heating at the expected rate before closing the call.
Electric recovery and Denver winters
The practical difference between electric and gas shows up in recovery rate. A typical 4,500-watt residential element recovers roughly 20–22 gallons per hour at a 90-degree rise. A 40,000 BTU gas burner does closer to 40. In January, with incoming water in the low 40s, an electric 50-gallon tank serving a family of four and a soaking tub will feel undersized even when nothing is broken.
If your complaint is "it worked fine until it got cold," the answer may be capacity rather than repair — either a larger tank, a simultaneous-operation model, or a hybrid heat pump unit with a faster electric-resistance backup mode. Frequently asked questions
Why is my electric water heater not heating at all?
Start with the breaker, then the red reset button on the upper thermostat. If the reset trips again, the cause is usually a shorted element or a stuck thermostat — both are same-day repairs. Do not repeatedly reset it.
How long does an electric water heater element last?
Six to ten years typically, shorter where sediment cakes the lower element. Elements are inexpensive and replacing both at once saves a second service call.
Why does my hot water run out so quickly now?
Most often a failed lower element, so only the top of the tank is heated. A broken dip tube or heavy sediment produces the same symptom. All three are repairable.
Can I replace a heating element myself?
It is possible, but it involves 240 volts, draining the tank, and an element wrench and new gasket. Energizing an element in an empty tank destroys it in seconds. If you are not confident isolating the circuit and verifying it dead, call us.
Is an electric water heater expensive to run in Denver?
Electric resistance heating costs noticeably more per gallon than natural gas at typical Colorado rates. If you are on electric and have basement space, a hybrid heat pump water heater uses roughly a third of the energy and frequently qualifies for Xcel Energy and City of Denver rebates.
