How Long Does a Water Heater Last in Denver? (And How to Tell Where Yours Is)
Averages are useless if you cannot place your own heater on the curve. Here is how to work out where yours actually is.

The honest answer to "how long will my water heater last" is a range, and where you land in it has less to do with the brand on the label than with two things almost nobody does: flushing the tank and replacing the anode rod.

The manufacture date is encoded in the serial number on the rating plate, not printed as a date. Conventions vary, but most brands put the year and week or month in the first four characters. A serial starting 0619 commonly means June 2019. Rheem, A. O. Smith, Bradford White and State each use slightly different schemes — Bradford White famously uses a letter-based code. If in doubt, photograph the plate and send it to us; we will read it back to you.
The five signs you are near the end
- Rusty hot water with clear cold water. The anode is gone and the tank is corroding. This is not a maintenance issue anymore.
- Moisture or staining at the base of the jacket that is not traceable to the drain valve or a fitting.
- Loud rumbling that a flush does not quiet. The deposits have hardened.
- Repeated repairs. Two service calls in eighteen months is a pattern.
- Age past twelve years. Even if it is working today, a twelve-year-old tank is a planning problem, not an emergency — which is the best time to deal with it.
Why Denver conditions matter
Two local factors move the number. First, water chemistry is not uniform across the metro: Denver Water's snowmelt supply is comparatively soft and gentle on tanks, while homes drawing Denver Basin groundwater in the south and east suburbs deal with harder water and faster sediment. Second, altitude affects combustion; a gas heater running slightly rich because nobody checked the draft after a basement remodel overheats the flue and shortens the life of the tank above the burner.
What actually extends life
In order of impact: replace the anode rod when it is consumed (typically years three to six, and it is the single highest-return thing you can do); flush annually; keep static water pressure under 80 psi with a PRV; make sure the expansion tank is charged correctly; and set the thermostat to 120°F rather than 140°F. None of that is expensive. All of it is routinely skipped.
